Building Codes and Ordinances: What Owners Should Really Be Paying Attention To

If you follow us on LinkedIn, you may have noticed that this month we focused on several building regulations affecting owners in Boston and New York—Boston’s Façade Ordinance, NYC Parapet Inspections, the Façade Inspection and Safety Program (FISP), and the Periodic Inspection of Parking Structures (PIPS).

Each of these ordinances exists for the same reason: to identify deterioration early and reduce the risk of conditions that could threaten public safety.

But it’s important to remember what these regulations actually represent.

They are minimum standards of care.

Meeting the requirement keeps a building compliant. Understanding the building itself is what allows owners to make better decisions.

That’s where experienced building envelope consultants add value. Code-required inspections often focus on identifying and documenting visible conditions. Engineers and façade specialists go further—evaluating why deterioration is occurring, how conditions may progress, and what repair strategies make sense over time.

That deeper level of evaluation helps owners plan repairs deliberately, phase work strategically, and avoid the disruption and cost that often come with emergency conditions.

Professional documentation also supports regulatory compliance, can reduce liability exposure, and may assist with insurance or lending requirements.

In other words, the ordinance may trigger the inspection, but the inspection should inform the long-term strategy.

If you would like to discuss an upcoming inspection requirement, schedule a Learning Session with our team or reach out to discuss an assessment for your building.
