Principal
Kevin Duffy has over a decade of experience in building envelope consulting, with a focus on projects across New England and the New York Metropolitan area. His expertise includes façade restoration, roofing and waterproofing design, parking structure rehabilitation, and historic preservation. As a licensed engineer and founder of Duffy Engineering, Kevin brings a hands-on, solutions-oriented mindset to each project, balancing technical rigor with real-world practicality. He is known for his responsiveness, clear communication, and ability to deliver long-term, cost-effective solutions that help clients protect and extend the life of their assets.
Kevin Budd, RA
Senior Building Envelope Consultant
Kevin Budd brings over 25 years of experience in design, construction, and project management, including large-scale restoration and renovation projects across New York City. His career spans public and private sectors, with past roles at institutions such as the New York Public Library. Kevin brings hands-on expertise in façade and roof restoration, FISP compliance, and construction management, including estimating, constructability reviews, and team leadership. He is particularly skilled in coordinating complex scopes with multiple stakeholders and navigating the technical, regulatory, and logistical challenges of occupied and historic buildings.
STEVEN LOCKWOOD
Senior Building Envelope Consultant
Steven Lockwood brings more than 25 years of experience across the residential, commercial, and civil building industries, with expertise in building envelope investigation, repair design, and construction administration. His background includes architectural drafting, surveying, residential inspections, and forensic evaluation of building envelope systems throughout New England. Steven specializes in diagnosing building performance issues, developing practical repair solutions, and guiding projects from initial investigation through construction completion. He holds associate and bachelor’s degrees in Architectural Engineering Technology from Wentworth Institute of Technology and serves on the Board of Directors for the New England Chapter of the International Concrete Repair Institute (ICRI).
MICHAEL OLAYO, E.I.T.
Building Envelope Consultant
Michael Olayo brings experience in project management for façade restoration and building envelope projects. He coordinates with clients and contractors to support project delivery through site inspections, progress meetings, and technical reporting. Michael is experienced in leak investigations and field assessments and is a certified SPRAT Level 1 Technician, performing rope access inspections on complex structures. He holds a degree in Civil Engineering from Manhattan University and has contributed to Façade Inspection & Safety Program (FISP) inspections on large residential properties in New York City.

Emilio San Miguel plays an integral role in both project coordination and business operations. As the firm’s first hire, Emilio helped establish foundational systems and processes that continue to support the team’s growth and efficiency. With a background in business management and a passion for technology, he combines operational insight with technical fluency to support client communication, documentation, marketing, and internal workflows. Emilio is known for his resourcefulness, attention to detail, and commitment to helping the team work smarter and deliver consistent, high-quality service.
